Capital Alliance signs Marriott for planned iconic docklands project
Melbourne-based developer Capital Alliance has taken a step closer to delivering its vision to create a landmark destination hotel in Docklands after signing a deal that will bring the first new-build Marriott hotel to Australia in almost 20 years.
The hotel will be included in a proposed landmark integrated mixed-use development at Waterfront Way atop Harbour Town Shopping Centre, Waterfront City, and will feature a resort facility complete with rooftop infinity pool, bar area and dining open to the public.
The hotel will operate under Marriott International’s flagship Marriott Hotels & Resorts brand. Marriot International is a leading lodging company with more than 4300 hotels in 81 countries and territories. There are more than 500 Marriott Hotels & Resorts worldwide.
The $250 million Docklands development, which is subject to planning approvals, proposes approximately 200 hotel rooms and 260 residential apartments across 36 levels. Capital Alliance managing director and founder Mohan Du said the proposed project would be one of Australia’s most significant mixed-use complexes and a landmark for Melbourne and international tourism.
He said extensive consultation had been undertaken to ensure the project responds to stakeholder needs and delivers a positive outcome for Docklands and Victoria. “We are extremely proud to be able to deliver yet another hotel project to Melbourne. We believe that mixed-use developments are the right direction for development in our city and provide the stimuli Docklands needs to flourish,” he said.
“Our vision is to deliver a hotel and apartment project that will be celebrated and draw tourists both internationally and locally to the area.
“We envisage the rooftop amenities will provide a unique experience and complement a range of amenities in the building that will be open to both residents, guests and the general public.”
With approximately 500 jobs to be created during the development process and 100 permanent jobs once complete, the project aims to contribute to the growing vibrancy of the broader Docklands precinct and transform it into a 24-hour activated tourism and
residential area.

Simon Wilson, general manager precincts at Places Victoria, the state government master developer of Docklands, said the Marriott hotel would be a welcome addition to the emerging hotel offer in Docklands.
“There is a real demand for hotel accommodation within Melbourne and this hotel will help service the many people looking for accommodation in Docklands, be they tourists or business travellers,” Mr Wilson said.
“Securing the first new-build Marriot hotel in nearly two decades is testament to the capabilities of Capital Alliance and the demand for quality hotel accommodation in the
precinct.
The new Marriott hotel would be the second hotel to be constructed by Capital Alliance in Docklands, with the five-star M Docklands currently under construction.
