Brisbane hotels posted record-high room rates in July

Boosted by the British and Irish Lions Tour, Brisbane’s hotel industry posted its highest monthly average daily rate (ADR) and revenue per available room (RevPAR) on record, according to preliminary data from CoStar.
Brisbane hotel performance spiked on the Lions vs Wallabies game night, held at Suncorp Stadium on 19 July. Levels peaked in each of the three key performance metrics that Saturday, with occupancy climbing to 88.6 percent, and ADR (AUD504.91) and RevPAR (AUD447.33) reaching the highest levels on record.
July 2025 (year-over-year change):
- Occupancy: 81.0 percent (+0.7 percent)
- ADR: AUD274.52 (+17.9 percent)
- RevPAR: AUD222.42 (+18.7 percent)
Earlier that month on Wednesday, 2 July, Suncorp Stadium hosted another rugby game (Queensland Reds vs. British & Irish Lions), which pushed occupancy to 77.9 percent with ADR and RevPAR at AUD270.93 and AUD211.05, respectively. That night also overlapped with the first day of the IPPA World Congress 2025.

Brisbane’s occupancy came in above the 70 percent mark in all but two days during July and surpassed 80 percent for the month of July for the first time since 2017.
Looking ahead at August, forward occupancy on the books is tracking at 62 percent, which is in line with the same time last year.
