Internationally inspired, locally rooted: Treehouse Hotel Adelaide revealed

Australia’s first Treehouse Hotel is coming to Market Square, complete with rooftop cinemas, pop-ups, live music and seriously cool design vibe

Adelaide is set to welcome a new kind of hotel experience, with ICD Property unveiling the vision for Australia’s first Treehouse Hotel as part of the $400 million Market Square redevelopment. The lifestyle-driven brand, part of the Starwood portfolio, will open its first local outpost in late 2026.

Treehouse Hotels—known internationally for design that blends sustainability, nostalgia, and local connection—has inspired ICD Property’s team to rethink what a city-centre hotel can be.

“Treehouse is about curiosity, connection and creativity,” said ICD Property CEO Matt Khoo. “It’s less about traditional luxury and more about creating experiences that feel personal and genuine. That approach fits perfectly with Adelaide’s spirit and with what we’re building at Market Square.”

Global inspiration, local expression

To shape the project, ICD Property conducted an international study tour through London, Sunnyvale, San Francisco and Copenhagen, examining how the brand expresses its identity in different cultural settings. They observed hotels activating spaces through seasonal pop-ups, outdoor cinemas, beer-garden lawn games and even pet-portrait sessions at rooftop bars.

Those insights are now being translated into an Adelaide-first experience.

The development team is exploring how the hotel’s terrace and level-four podium could transform throughout the year—live music during Adelaide Fringe, a rooftop cinema in summer, or design showcases timed to Adelaide Festival.

“It’s about creating a hotel that collaborates with locals and highlights the culture of the region,” Khoo said.

A cultural anchor for Market Square

The Treehouse Hotel will be a key element of the emerging Market Square precinct, envisioned as a civic-minded blend of cultural, commercial and community uses. Its podium level will double as a flexible public space designed for events, activations and partnerships with local artists and producers.

Inside, the hotel will offer a warm, playful design aesthetic shaped by natural materials, layered textures and whimsical elements—aiming to balance informality with sophistication.

“We saw an opportunity to create a lifestyle hotel that doesn’t just sit within the city, but actively participates in its cultural life,” Khoo said. “It’s not just a place to stay, it’s a place to gather, explore and be inspired.”

Hotel features and timeline

The new Treehouse Hotel will feature:

• 248 guest rooms

• More than 500sqm of indoor and outdoor event space

• More than 230sqm of premium fitness and wellness facilities

• A restaurant and bar with outdoor seating

Construction is already underway, with completion targeted for late 2026.
