A guest walking into a newly refurbished unit is immediately impressed – no scuff marks, no worn carpets, tired curtains, beaten up paintwork.

 A tired, worn unit has the opposite reaction. In fact the guest feels instantly downbeat – almost as though they had been misled – the whole impression has been downgraded along with the business’ reputation.
