Technology may revolutionise energy use

Australia’s CIM Environmental Group has developed a world first software platform that has the ability to save building owners millions of dollars each year by reducing energy costs and carbon emissions while improving conditions for tenants.

The ACE Platform receives and analyses mass quantities of data from the heating, ventilation and air conditioning units of buildings, instantaneously detecting faults and inefficiencies and empowering property managers to optimise the largest carbon emitter and energy usage component of a building.

“HVAC units account for approximately 40 per cent of total building energy consumption and 70 per cent of a landlord’s total energy expenditure,” said CIM chief executive officer, David Walsh. “These units are constantly faulty and running inefficiently, resulting in tenancy dissatisfaction, lower NABERS ratings, increased carbon emissions and of course, skyrocketing energy bills. “Before the ACE Platform, software to automatically detect these issues as they occurred simply did not exist.”

The ACE Platform works by taking data from a building’s existing building management system and analysing it in ‘the cloud’. Should the HVAC units be operating outside of pre-determined parameters, the software will automatically generate a report for the property owner or manager that outlines the exact problem and the action required by maintenance teams to fix it.

Previously, the enormous data streams produced by building management systems required time-consuming interpretation at intervals decided by maintenance teams, not at the point of equipment failure. “By removing much of the human element to the process, the ACE Platform helps ensure HVACs are constantly running at their most efficient and faults are detected immediately – not after one or two months,” said Mr Walsh.

AN62-2-news-David Walsh CIM 300x225The technology was recently trialled at a large shopping centre and was shown to save the property owner $5250 on energy every month, which would lead to a forecasted saving of $63,000 per year. The trial was done on one site but with many owners holding over 50 sites in their portfolios, the savings the software platform could deliver to a business could amount to millions of dollars per year,” continued Mr Walsh. “That doesn’t take into account increased tenant retention rates through better air conditioning or increased NABERS ratings for the buildings – both of which can increase the worth of a property. “In combination, these benefits deliver bigger profits to shareholders while also helping the environment,” said Mr Walsh.

If the ACE Platform does not deliver a saving to clients, CIM Environmental Group does not take any fees for work done. The Australian business is in ongoing due diligence or discussions with a number of international parties and Australian REITS.
