MQ Brokers facilitates successful leasehold sale in NSW’s Hunter region
The leasehold interest in the Hunter Gateway Motel, a modern 4-star property in the heart of Rutherford, New South Wales, has changed hands in a strategic deal brokered by MQ Brokers.
Located just ten minutes from central Maitland and a short drive to the Hunter Valley Wine Region, the 62-room ground-floor motel is well-positioned within one of NSW’s most dynamic regional growth corridors. The property offers a suite of guest-friendly features, including a swimming pool, ample off-street parking, and a sought-after location behind The Bradford Hotel, owned by O’Hara Hotels, who have expressed enthusiasm about working alongside the new leaseholders.

The transaction marks a significant move for Regional Motel Partners, who have acquired the leasehold as the first asset in an ambitious plan to build a regional motel portfolio. The group aims to acquire 15 to 20 motels in key east coast centres over the next five years, with a longer-term goal of listing on the ASX. To support this growth trajectory, they’re offering wholesale investors access to first-ranking debt secured by their assets, promising a competitive 12.0 percent annual yield paid monthly.
Previously owned by the Outback Sunrise Group and operated under 1834 Hotels’ white-label management model, the Hunter Gateway Motel has consistently demonstrated strong revenue and occupancy performance.

The freehold remains under the ownership of Mandala Hotels and Resorts through their TARHF Fund III. Mandala Hotels and Resorts operates more than 40 properties across Australia and continues to play a leading role in the regional accommodation space, managing assets on behalf of both their own funds and third-party owners.
This successful transaction reflects renewed investor confidence in regional accommodation and a growing trend towards consolidation and strategic scaling within the leasehold motel sector.
