lyf checks into Melbourne CBD with Elizabeth Street debut

A brutalist Melbourne landmark gets a bold new life as lyf brings its social living concept to Elizabeth Street in December 2025.

Experience-led social living brand lyf is continuing its Australian expansion with the launch of lyf on Elizabeth Melbourne, set to open in December 2025.

Operated by The Ascott Limited, the new property builds on the strong performance of lyf Collingwood Melbourne and lyf Bondi Junction Sydney, responding to growing demand for flexible, community-driven accommodation.

Located at 489 Elizabeth Street, the 90-room hotel sits at the gateway to some of Melbourne’s most recognisable landmarks, including Queen Victoria Market, the State Library, RMIT University and the city’s retail and dining precincts. Designed to reflect lyf’s ethos of social living, the property weaves local culture, neighbourhood partnerships and curated activations into the guest experience under the brand’s #lyfgoesLOCAL philosophy.

The building itself is a notable part of Melbourne’s architectural fabric. Originally constructed in 1975 by the Young Women’s Christian Association as a hostel and office building, it is one of the city’s few remaining examples of mid-1970s brutalist architecture. The redevelopment, led by DKO Architects and delivered by McCormack, preserves the building’s heritage while introducing playful interiors and social spaces aligned with lyf’s energetic design approach. Prior to its YWCA history, the site was home to Hosie’s Hotel, built in 1954.

Ascott’s decision to expand lyf’s presence in Melbourne follows strong momentum across its Australian portfolio. lyf Bondi Junction Sydney, which opened in April 2025, has rapidly ramped up and is tracking to close the year with occupancy above 85 per cent, while lyf Collingwood Melbourne has continued to perform strongly since opening in 2022.

Positioned as a hub for connection, culture and community, lyf on Elizabeth Melbourne will feature a mix of guest rooms, flexible social spaces, conference and event facilities and a team of onsite staff known as ‘lyf guards’. Event spaces will cater for everything from boardroom meetings to larger gatherings of up to 250 guests.

The ground floor will be anchored by Bonnibel, an all-day dining venue serving both guests and the public. Following its debut at lyf Bondi Junction Sydney, Bonnibel’s Melbourne outpost will offer its playful “Hot Slices. Cold Brews.” concept, featuring pizza by the slice, specialty coffee and craft beer, with street-front views over Elizabeth Street.
