Fortis secures hotel approval for $330m Richmond Square precinct

Melbourne's Richmond Square will bring together residences, hospitality, wellness and lifestyle experience alongside the 57-room hotel

Fortis has secured approval for a 57-room hotel at Richmond Square, marking a significant milestone in the delivery of the $330M mixed-use precinct and introducing a new service-led living offering to Melbourne’s inner east.

The premium-lifestyle hotel will occupy Levels 1 and 2 of Carmine House and forms a key component of Richmond Square’s broader offering, which brings together residences, hospitality, wellness and lifestyle experiences within a highly connected urban precinct between Richmond and Cremorne.

Once complete, Richmond Square will comprise 107 residences across Wiltshire House and Carmine House collectively, a 57-room hotel, hospitality and wellness offerings, and a range of services designed to support residents, visitors and the surrounding community.

The hotel approval forms part of Fortis‘ broader strategy to create a destination that serves residents, visitors and the growing Richmond-Cremorne workforce, while supporting the long-term activation and success of the precinct.

Jordan Winada, Head of Acquisitions (Commercial) Victoria at Fortis, said the approval represents a significant step forward in delivering a precinct that responds to changing expectations around how people want to live in urban environments.

“Richmond Square has always been about creating a destination rather than simply delivering residential apartments,” said Mr Winada.

“As buyer expectations continue to evolve, we’re seeing increasing demand for developments that offer convenience, connection and access to high-quality experiences and amenity as part of everyday life.”

“The hotel approval allows us to further realise that vision and create a precinct where residential living is complemented by hospitality, services and amenity in a way that is rarely seen in Melbourne’s CBD and fringe.”

Richmond Square introduces a service-led lifestyle model that integrates hotel operations into the Carmine House residences, as a fully complementary experience, providing residents with access to a range of services designed to support everyday convenience and lifestyle.

Residents of Carmine House will have access to a suite of optional hotel services, including housekeeping and linen refresh programs, laundry and dry-cleaning services, in-residence food and beverage delivery, grocery and pantry stocking services and concierge assistance.

The approval comes as apartment buyers increasingly prioritise quality, convenience and lifestyle options, with Urbis research showing owner occupiers continue to dominate Australia’s apartment market.

Winada said the integration of hospitality and residential living directly addresses the evolving expectations of owner-occupiers seeking greater flexibility, convenience and access to services.

The hotel is expected to open in Q1 2027, with the preferred hotel operator to be announced later this year.

Further hospitality, retail and lifestyle operators are expected to be announced in the coming months as Fortis continues to curate Richmond Square’s offering and deliver its vision for one of Melbourne’s most significant mixed-use destinations.
