The new 97-key Oakwood Flemington Melbourne apartment hotel near Flemington Racecourse is slated to open in February 2028
The Ascott Limited is bringing Oakwood’s signature comforts of home to the doorstep of the Melbourne Cup, with a sod-turning ceremony marking the next step for its new 97-key apartment hotel near Flemington Racecourse.
Expected to open in February 2028, Oakwood Flemington Melbourne will combine contemporary design with a setting beside one of Australia’s most recognisable sporting venues, giving visitors a new base to experience Melbourne.

The sod turning was attended by David Mansfield, Managing Director of The Ascott Limited Australasia, Mark Robertson, Area General Manager, James Shields, General Manager – Growth and Capital Strategy, and representatives from Pace.

The development adds to a strong year of growth for The Ascott Limited in Australia. Quest Southport opened in June, followed in August by the openings of Quest Canberra Dickson and Citadines Elizabeth Street Pier Hobart, and the sod-turning ceremony for Quest Elizabeth in South Australia.

Three more hotels are expected to open across The Ascott Limited’s Australian portfolio before the end of 2026, including Oakwood Epping in Melbourne’s northern growth corridor.
David Mansfield, Managing Director, The Ascott Limited, Australasia, said Oakwood Flemington would bring together a distinctive Melbourne location and the brand’s focus on feeling at home.
“Flemington is a name people immediately connect with Melbourne.”
“Having the racecourse next door gives this property a real sense of place, and we want that character to come through in the guest experience,” Mr Mansfield said.
“Oakwood is about the comforts of home, backed by thoughtful hospitality that blends style with practical amenities for the modern traveller. Whether guests are visiting for business, a race meeting or time away, we want them to feel settled from the moment they arrive.”
Pace is the developer and builder of Oakwood Flemington, with architecture by Jackson Clements Burroughs and interiors by Cera Stribley. Contemporary architecture and interiors will draw inspiration from the adjacent racecourse, with a visual connection to the venue helping shape the property’s character.
Part of The Ascott Limited’s global portfolio of accommodation brands, Oakwood combines the familiar comforts of home with thoughtful hospitality for travellers blending business and leisure.
Mr Mansfield said the project reflected continued momentum across The Ascott Limited’s Australian brands.
“From Southport to Canberra and Hobart, this year’s openings are giving our guests more choice about where and how they stay. With three more hotels to open this year, and projects such as Oakwood Flemington and Quest Elizabeth taking shape, we are building for the next chapter of Ascott’s growth in Australia.”
