The Oasis
At The Oasis no comfort or inclusion has been overlooked in creating an environment where carefree living and low maintenance go hand in hand.
Built in 2002, the complex occupies a peaceful, central location within the scenic Tweed Heads region. Surrounded by waterways and parklands, the homes are an ideal choice for owner-occupiers and investors alike. Within a few minutes drive, the spectacular world renowned beaches of Coolangatta, Greenmount and Rainbow Bay, offer a superb variety of outdoor activities.
Keith and Mary Blackmore along with John and Sue Zbierski are the joint property managers. The management partnership came about after 11 years experience within the industry.
Mary and Keith arrived on the East Coast with friends from Canberra in 2001 to take up management rights at a permanent complex called Kamilaroi, located in Tugun. The couple successfully ran this complex for two and a half years building it up to a saleable concern. They then purchased the holiday complex Pacific Surf located also at Tugun on the beach.
“This complex was run down and needed a big lift,” said Keith. “After gaining a few more units back into the pool and making the complex a more saleable concern we moved on after nearly three years.”
“We were then picked up by a developer who constructed an over 50s resort at Eagleby in Queensland and we were employed as managers. We took over an established complex at Eagleby and managed it for three years and were then asked to relocate across the road to set up and run a new complex from the ground up,” Keith added.
Mary and Keith continued working with the developer for a further two years until they decided they had enough and needed a change. “Phil Usher Constructions sought our service to run a complex at Eastern Heights, Ipswich area to initially build it up to a saleable concern and then sell the complex. In the mean time I gained my full real estate licence and finally the property was sold after nearly three years,” Keith said.
Mary’s brother John and his wife Sue were living in Adelaide during this time and John was retiring from the work force.
“After many months of ear bashing we convinced them (John and Sue) to come to sunny Queensland,” said Keith. “We were offered a number of complexes through Phil Usher Constructions but decided we wanted something bigger and better and also provide a reasonable income for two couples.
“We initially looked at Aria in Broadbeach and John Innes from Venz suggested we look at The Oasis at Tweed Heads. We instantaneously fell in love with the place and the potential the complex offered as this will be our last venture into management rights and we want to set up our retirement fund for the future whatever it holds,” he said.
The Oasis is a three gated quiet complex at the end of a no through road, consisting of landscaped gardens and grounds, two salt water pools are provided for the residents enjoyment.
“We have 262 free standing houses, townhouses and villas comprising of three and four bedrooms we currently manage 115 of them,” said Keith.
The complex is comprised of six precincts plus another community in Rosella Close that is located just prior to the gates of the Oasis. This development consists of 20 free standing houses.
John and Keith carry out all the ground maintenance and most of the repairs that they can do as required by the tenants. While Mary and Sue run a very busy office with Sue doing most of the showing around of prospective new tenants.
The biggest challenge the couples have had managing the Oasis to date was going from Queensland with RTA to New South Wales with Office of Fair Trading and getting use to the different rules and forms required.
“The OFT have been very helpful during our transition,” says Keith. “We have had the cause to go the tribunal a month after starting to have vacant possession of a unit that the tenant would not pay any more rent and a tenant doing a runner prior to Christmas, another tribunal hearing planned… All part for the course in a large rental community,” he said.
“Overall though we find this complex considering its size and vast variety of tenants and owner occupiers to run very smoothly and predominantly very quiet,” Keith added.
