Location is everything in real estate and the North Arm Tourist Park at Lakes Entrance, Victoria is perfectly positioned on Australia’s largest inland network of waterways.

The park has its own 10-berth jetty and is on the market for the first time in 42 years.

Lakes Entrance is the gateway to the magnificent Gippsland Lakes, 400 square kilometres of pristine lakes, rivers and waterways. The area is one of Victoria’s most popular holiday destinations, especially for young families with an abundance of fishing, swimming, surfing and other water activities.

North Arm Tourist Park is situated directly across the road from the North Arm of the Gippsland Lakes, with the jetty access available to its guests.

There are two titles, two homes, seven cabins and 32 caravan sites, as well as a heated swimming pool, all set on 4800 Sqm. (1.18 acres.) It is priced at $1.9 million.

Situated 320 kilometres east of Melbourne, along the Princes Highway, Lakes Entrance is the gateway to the magnificent Ninety Mile Beach where the Gippsland Lakes meet the Southern Ocean.

The pristine surf beach and sparkling waters are tourist magnets, and Lakes Entrance is renowned as one Australia’s seafood capitals, due to the large number of fishing trawlers operating in the area.

Many holidaymakers prefer to catch and cook their own, and the North Arm Tourist Park takes care of that with undercover barbecues and a camp kitchen for guests.

It also offers guests free Wi-Fi, fish cleaning and freezing facilities, and a solar heated pool.

New solar panels have been installed to significantly reduce power bills.

Michael Keltie, from the Business Brokers Network Australia, said the property was a “secure, long-term investment due to its location and infrastructure of the park”.

“It is in a prime position in an area where residential real estate prices have been rising dramatically,’’ he said.

“It represents a really good business because of its location, the reputation of the park and the fact it is the only park in Lakes Entrance with its own jetty.”

The park is situated on Marine Parade with the lake right outside the front door.

The caravan site sizes are 10m x 6m and some drive through sites are available. Guests can even stay hitched-on by arrangement and when available.

The sites are all powered and come with an easy care mat on which guests can park the van and spread out an annex/awning.

There are deluxe cabins that sleep five with queen sized beds, kitchen and ensuites, as well as standard cabins that sleep two.

“The present owners have had the property for 42 years,” Mr Keltie said. “It is a very good business with an excellent reputation in the industry.”
