The hotel trend sweeping big cities across the world is coming to Adelaide.

Developer Hines Property has won permission to build the city’s first micro hotel at 274 North Terrace on the corner of Frome Street, featuring compact rooms designed for short-stay visitors based on the Japanese ‘less is more’ model.

Designed by Woods Bagot, the striking 15-storey, $55 million development will encompass 253 compact rooms ranging in size from 13 to 28 sqm, plus a guest gym and a ground-floor lobby, lounge and bar.

James Hines, managing director of Hines Property, says the hotel will fill a gap in the Adelaide market for travellers who want stylish, minimalist accommodation.

“The micro hotel trend is booming in cities across the globe, so we’re bringing the concept to Adelaide which is really exciting,” said Mr Hines.

“Micro hotels are perfect for people who want a quality place to stay and are happy to trade excess room space for a lower room cost.

“Micro hotels are proving particularly popular with business and young travellers who want to stay in the heart of the action without spending a fortune to do so.

“The 274 North Terrace hotel will offer compact yet impeccably designed rooms located between the East End and North Terrace precincts, opposite Lot Fourteen and the new tram extension, so really an ideal site to build the city’s first micro-hotel.

“The project is also great news for the Adelaide economy, with up to 200 jobs to be created during the construction period.”

While an operator has not yet been selected, construction is anticipated to begin next year ahead of a 2021 opening.

Hines Property is the largest owner of hotel accommodation in the Adelaide CBD, with the new development set to increase its portfolio to more than 1,000 hotel rooms, including those at the five-star Pullman Adelaide Hotel and the economy Ibis Adelaide.
