Spotlight on Sunshine Coast development hot spots

Sunshine Coasters will learn more about the region’s transformation into a world-class destination for residents and tourists next week at an education seminar held by Archers Body Corporate Management.

Mayor Mark Jamieson and attorney-general Jarrod Bleijie will discuss the future of strata on the Sunshine Coast with a focus on new and existing strata-titled developments. Archers director Andrew Staehr said there were two main “hot spots” for residents and investors to watch in the coming years. “The busiest spots to watch at the moment are around Maroochydore and Kawana,” Mr Staehr said.

“We are seeing a lot of activity in the Kawana area as a result of the Oceanside Health Hub and Kawana Health Campus development – expected to be one of the single largest health projects in Australia. There is a huge focus on community living on the Sunshine Coast at the moment and Archers is involved in nine new projects within a 3km radius of the Oceanside Kawana project totalling more than 600 lots.

“As these sites are developed we are also seeing an increase in off-the-plan sales which is great news for developers in the area as investors flock in. These developments present a great opportunity for investors to get in early as the Sunshine Coast becomes a mecca for students, families and tourists.”

Mr Staehr said he expected the Queensland government’s review of property law, due to be released this year, to affect strata development on the Sunshine Coast. “The government has demonstrated its commitment to cutting red tape and addressing strata title issues for unit owners and developers on the Sunshine Coast,” he said.

Sunshine Coast mayor Mark Jamieson said a large amount of higher-density development would impact the region across the next 20 years or so. “In the short to medium term, we have the Kawana Health Hub and Birtinya, which will provide housing for the new $1.8 billion Sunshine Coast Public University Hospital, while the Maroochydore Priority Development Area will start to come on line in a few years,” he said.

“The longer term will see the beginnings of Caloundra South. With all developments earmarked for higher-density populations, strata title ¬will feature strongly.”
