Using big data and artificial intelligence, the tool monitors major STR platforms like Airbnb, Booking.com, and TripAdvisor. It helps authorities keep track of the market while giving short-stay operators insights into trends, pricing, and guest satisfaction.
Ibiza leads the way in smarter STR management
Ibiza is the first destination to use Mabrian’s tool as part of its efforts to regulate short-term rentals. Since May 2024, the island has used this technology to detect unregistered rentals and enforce compliance. The Illegal Short-Term Rentals Taskforce, a government-backed initiative, relies on this tool to manage the industry and ensure fair competition.
“This tool is one of the most crucial instruments used by the Illegal Short Term Rentals Taskforce in carrying out its mission, ‘no other than combating unlawful tourist accommodation—a top priority for the island’s government,’” said Mariano Juan, Vice President at Consell de Ibiza and the taskforce’s Executive Officer.
He explained that it helps protect both guests and lawful operators by eliminating illegal listings that undermine trust in the industry. Ensuring compliance, creates a level playing field and promote a high-quality accommodation sector that benefits everyone.
Helping Operators with Data-Driven Insights For STR hosts and property managers, Mabrian’s tool is not just about regulation—it also provides valuable business insights. Operators can compare their listings to competitors, monitor guest feedback, and adjust pricing and marketing strategies accordingly.
