Hamilton Harbour Residences

Located in Brisbane’s prestigious suburb of Hamilton, everything you could possibly want in premier apartment living is on hand at the superb new Hamilton Harbour Residences, completed and opened in November this year.

Proud management rights owners since November, Zane and Sarah Bary with Grahame and Cheryl Cameron are enjoying the challenge of setting up this five-star residential complex. Since they took on this venture, all have been working very long hours with all four managers on site daily.

“Our good friend, Robert Collins from RAAS Real Estate secured the exclusive agency for Hamilton Harbour,” explained Zane. “At the time we had sold our business and were actively looking for another one. Robert suggested putting a syndicate together. We approached our financier Mike Phipps from Mike Phipps Finance and accountant Tony Rossiter from Holmans to do a feasibility study and here we are.”

Having now been open for six weeks, of the 470 residential apartments and a projected 370 in the letting pool there are already over 100 rented and there is an apartment for everyone, whether it is a rental or a purchase

When we were setting up procedures and with rentals quickly coming on board, we found ourselves understaffed,” said Zane. Fortunately, front office and marketing manager, Karen Schuback and part-time property manager Barbara Trist, are invaluable in their expertise and this has helped ease the management and marketing workload. With two new property managers starting after the xmas break we will have a full compliment of staff which also includes Zane’s brother, Russel, who works fulltime as our maintenance person/caretaker and he has been instrumental in setting up all these systems and check lists.

Hamilton Harbour one has 260 apartments in 22 levels including private rooftop balconies for the penthouses. Hamilton Harbour two has 210 apartments over 18 levels also with private rooftop balconies. The various open-plan configurations of these streamlined apartments give sensational views of Brisbane city, the river, Hamilton Hill and distant mountains.

All apartments are wired with fibre optic cabling, enabling ‘state of the art’ technology in communication and entertainment for now and well into the future—perfect for the corporate sector. Other features include, ducted air conditioning, ceiling fans and double glazed tinted windows. Secure parking, and a beautiful large pool, spa and BBQ area, which is well utilised by the residents.

By offering a minimum three month corporate rental these apartments have proven to be very popular with this sector and we are currently focusing on a marketing campaign to fill the remaining apartments. With many owners choosing to furnish their apartments and local company, Perspective Property Stylists, chosen by the developers for this, the tenants are all very happy with their new furnishings and surroundings.

“Once everything is set up and staffing organised—which we estimate will be in about three to four months time — our aim of working month on and month off will be achievable. Grahame and Cheryl will move into the on-site manager’s apartment while we take off on a holiday and vice versa. It’s the perfect arrangement,” smiled Zane.
