
Brisbane hotels set new room rate record for January
Data reveals Brisbane's highest January occupancy rate since 2007, when it reached 69.6 percent
Brisbane’s hotel industry achieved record-high average daily rates (ADR) and revenue per available room (RevPAR) in January 2025, according to preliminary data from CoStar, a leading global provider of commercial real estate data, analytics, and news.
In January 2025, Brisbane’s hotel performance showed significant year-over-year growth:

Occupancy: 68.2 percent (+2.9 percent)

ADR: AUD225.92 (+10.1 percent)

RevPAR: AUD154.01 (+13.2 percent)
This marks the highest occupancy rate for January since 2007, when it reached 69.6 percent.
A major driver of this performance was the Luke Combs “Down Under” concerts held at Suncorp Stadium on January 24 and 25.
The concerts, coinciding with the Australia Day long weekend, saw occupancy peak at 85.4 percent on the Saturday night, with ADR reaching AUD350.98 and RevPAR climbing to AUD299.87.
Throughout January, Brisbane’s hotels maintained occupancy above 60 percent on all but five days, reflecting strong demand across the market.
